하나의 재테크 수단으로 부동산 법원경매가 주목받고 있다. 현재 부동산 법원경매는 총 14단계로 진행되며 경매신청부터 경매기일 지정공고까지 약 6개월에서~10개월 정도 시간이 걸린다. 부동산 법원경매에서 입찰자의 관점에서는 몇 가지 애로사항이 있다. 매각기일부터 대금납부까지 약 44일 걸리는 시간적인 문제와 익명성이 보장이 안 되며 군중심리 영향을 끼쳐 매수가가 올라가는 점 등이 있다. 본 논문에서는 부동산 법원경매의 애로사항을 보완하기 위해 블록체인 기술을 기반으로 스마트 계약서를 구성하여 부동산 법원 경매에서 입찰자의 관점에서 블라인드 경매로 진행한다. 네트워크의 모든 참여자가 데이터 기록과 관리에 참여 할 수 있게 하며 부동산 경매 정보를 확인, 검증, 기록 보관 할 수 있어 시간, 속도, 보안성 측면에서도 개선될 것으로 예상된다. |

(English Abstract) |
Court auction of real estate is drawing attention as a means of financing. Currently, the real estate court auction is conducted in a total of 14 stages, and it takes about six to 10 months from the auction application to the auction date designation announcement. There are some difficulties in the auction of real estate courts from the perspective of the bidder. There are time problems that take about 44 days from the date of sale to the payment, and the lack of anonymity and the influence of crowd sentiment on the purchase price. In this paper, to complement the difficulties of real estate court auction, smart contract documents are formed based on blockchain technology and proceed from the real estate court auction to blind auction from the perspective of the bidder. It is expected to improve in terms of time, speed and security as it allows all participants in the network to participate in data records and management, and can identify, verify and record real estate auction information. |
